AI customer service for B&Bs, inns, and hotels

Guests get answers,
even at midnight

The AI answers questions on rooms, rates, check-in and check-out, directions, and local tips around the clock. It checks availability, quotes prices, books directly, and sends check-in reminders. LINE and website messages share one inbox, so nothing slips through in peak season or late at night.

Hi, any double rooms this Saturday? 2 adults + 1 kid
AI auto-reply
We have 2 “Mountain View Double Rooms” left for Saturday at NT$3,600 per night, and we can add one extra bed (no extra-bed fee for children under 6). Shall I book it for you?
Yes please! Oh and can we bring our dog?
AI auto-reply
Of course! Pet-friendly rooms have a NT$500 cleaning fee. I’ve sent your booking for Saturday night with a note for two adults, one child, and a pet. The B&B will let you know once it’s confirmed.
Any good places for dinner nearby?
AI auto-reply
“Zao Jiao Old-Time Flavors” is a 5-minute walk away (we recommend reserving on weekends), and the old street night market is a 10-minute drive. Our host can also help you book a table when you check in!

Where guest messages pile up

You’re cleaning rooms, welcoming guests, and running errands, and the messages don’t wait. Repetitive, scattered, unpredictable questions are exactly what AI handles best.

  1. 01

    Late-night inquiries go unanswered

Guests plan trips before bed. Someone asks “Any rooms this weekend?” at 11 p.m., you reply the next morning, and they’ve already booked elsewhere.

  2. 02

    Peak-season message overload

Before a long weekend the messages pour in: room types, rates, extra beds, pets, parking. You end up answering them while cleaning rooms.

  3. 03

    The same questions every day

How to get there, when check-in starts, where to eat. The answers never change, but you type them out again every day.

AI knowledge base

Your most common guest questions, answered

Upload what you usually tell guests, and the AI handles however they phrase it. Answers come from your content, never made up, and anything it can’t answer goes to your staff.

Rooms and facilities

What to prepare: Occupancy, bed type and bathroom for each room type, bathtub or balcony, extra bed rules

“What does the quad room look like?”“Is there a bathtub?”“How much is an extra bed for a child?”

Check-in and check-out

What to prepare: Check-in/check-out times, early luggage drop-off, late check-out rules, self check-in

“What time is check-in?”“Can we check out a bit later?”“Can we leave our luggage early?”

Getting here and parking

What to prepare: Address, driving directions, station or airport pickup, number of parking spaces and fees

“Is there parking?”“Do you offer pickup from the train station?”“How do we get there from Taipei?”

Booking policies

What to prepare: Pets, cribs, cancellation and change rules, deposit payment methods, invoices

“Can we bring our dog?”“Is there a cancellation fee?”“How do I pay the deposit?”

Local tips and recommendations

What to prepare: Attractions, food, itinerary ideas, Wi-Fi password, breakfast time and menu

“What is there to do nearby?”“What time is breakfast?”“Where do you recommend for dinner?”

Packages and peak season

What to prepare: Holiday packages, whole-property rentals, peak and off-peak rates, closing days

“Any rooms left for Lunar New Year?”“How much to book the whole place?”“Any weekday deals?”

How do you build a knowledge base? Read What is an AI customer service knowledge base, or see the Knowledge help page.

Hand off the repetitive work

From booking inquiries to check-in reminders, Chatbotta takes the questions you answer every day, so you only deal with what needs a person.

Answers on rooms and stays

Upload room descriptions, rates, check-in and check-out times, and facility details. However guests phrase it (“Does the quad have a bathtub?” “What time can we check in?”), they get an accurate answer.

Booking inquiries, handled

Connected to a PMS such as Cloudbeds or Mews, the AI checks availability directly. No PMS? Use the built-in booking system’s lodging mode to set room types and how many rooms are open for direct booking each night. The AI checks availability, quotes the total, and books in the chat. Bookings that need confirmation stay pending until you confirm them in LINE with one tap.

Directions and local tips

Add driving routes, station pickup, parking, and your favorite local food and sights to the knowledge base, and the AI helps guests plan their trip, even in the middle of the night.

Pre-arrival reminders

Send check-in instructions, check-in method, door codes, and Wi-Fi details automatically before arrival, so there are fewer last-minute questions and calls on the day.

The AI and the host, together

Requests that need your judgment, like extra beds, whole-property rentals, honeymoon decorations, or price negotiation, are collected by the AI and handed to you. Every AI reply passes three checks before it’s sent, and anything that fails comes to you. When you take over, the whole conversation is there, and you can hand it back to the AI when you’re done.

Seasonal updates in one place

Rate changes, holiday packages, closing days: update the knowledge base once and every guest gets the latest version. The AI understands Lunar New Year, Taiwan’s make-up workdays, and the weekends before long holidays, which fits holiday pricing for lodging. LINE and your website share the same data.

Already connected with property management systems such as Cloudbeds and Mews, so the AI can check availability and reservations directly. Cloudbeds users can find Chatbotta in Cloudbeds’ Apps & Marketplace, click Connect App, and sign in with their Chatbotta account. Multiple properties can each be linked separately (setup steps). FAQ

Frequently asked questions

What B&B and inn owners ask us most

My B&B is small. Is AI customer service worth it?

Solo and family-run B&Bs benefit the most. You have no support staff on shifts, but guest questions pile up late at night and on holidays. Once the AI takes the repeat questions about rooms, directions, and check-in times, you only handle actual booking confirmations and special requests.

Can the AI book rooms for guests?

Yes. Without a PMS, use the built-in booking system’s lodging mode: set room types and how many rooms are open for direct booking each night, and the AI checks availability, quotes the total, and books in the chat. It can also change dates or cancel for guests. For room types that require confirmation, bookings stay pending until you confirm or decline in LINE with one tap. Lodging mode doesn’t currently sync inventory with booking sites like Booking.com or Agoda, and doesn’t handle deposits or online payments. Chatbotta also connects with PMSs such as Cloudbeds and Mews, so the AI can look up availability and reservations in real time. Cloudbeds users install Chatbotta from the Cloudbeds Marketplace and sign in with their Chatbotta account. Using a different PMS? Let us know and we’ll build the integration for free.

Guests ask all kinds of things. Can the AI keep up?

The AI can answer anything in your knowledge base, and it understands casual phrasing: “When can we get in?”, “Can we bring the dog?”, and “How do we get there from the train station?” all get the right answer. Anything it can’t answer goes to a person instead of getting a made-up reply.

Does it work on my website or booking page, not just LINE?

Yes. Paste one embed snippet on your website or booking page to add an AI chat window. Those messages land in the same inbox as LINE, Facebook, and Instagram, and the knowledge base is shared, so one update applies everywhere.

I’m always busy. Does setup take a lot of time?

No. Connecting your LINE Official Account is just pasting the Channel Access Token, and the knowledge base is the info you already give guests (room descriptions, directions, check-in instructions, local tips), organized and uploaded. During the trial we help you set up, and most properties go live within a few days, no engineer needed.

Will AI replies cost extra on my LINE Official Account?

No. On Taiwan’s LINE Official Account plans, message fees apply only to push messages you send proactively. AI replies to guests are reply messages, which LINE doesn’t charge for. Only proactive messages such as pre-arrival reminders count toward your push message quota.

How much does AI customer service cost for a lodging business?

The 14-day free trial covers two peak weekends, so you can test it with real guests, no credit card required. Paid plans are priced by monthly AI conversations, starting at NT$1,999/month. Switch to a smaller plan in the off-season when conversations drop, and the price doesn’t go up as your follower count grows.
